2

What it takes.

Savings
About $14,300.
Time
1–3 weeks through a Thai embassy or consulate.
Cost
About $500–1,500: the roughly $280–300 visa fee plus document preparation and, for some applicants, the in-country extension fee (about $55).
The hard part
Embassies apply inconsistent documentation standards, and most now expect the applicant to apply from their home country or country of residence.

Dollar figures are converted from the local currency at the rate the program’s research used; the official figure is in the local currency.

This visa doesn’t lead to a passport.

  1. 2027
    First residence permit

    5 years, not renewable.

Language
Knowledge of Thai as set by ministerial regulation.
Time away
A domicile in Thailand for five consecutive years up to the application, which in practice means five years holding permanent residence. A regular occupation and good conduct are also required, and the Minister decides.
Two passports
It depends on the rules at the time and on your home country.
  • Time on this program does not count toward permanent residence or citizenship; the family would need to switch to one that does.
  • A five-year multiple-entry visa with stays of up to 180 days at a time; it is not a residence status and leads nowhere.

Living there.

Time you must spend there
The program sets no minimum number of days. Renewal still expects it to be your home.
Tax
180 or more days a year makes you Thai tax resident; unlike the LTR, DTV holders get no exemption and foreign income remitted into Thailand from 2024 onward is taxable.

We never file a tax return. We tell you what applies and brief the professional who does.
